To start, here's some historical background. In 1925, with one cow and 20 acres, T.G. Lee and his wife, Elizabeth, established a dairy farm in Orlando. Don’t think “a couple of miles outside downtown.” Instead, think “in the middle of nowhere.” At least, it was back then. 

In the coming decades, the dairy farm grew and in 1955 the Lees built a dairy processing plant on Bumby Avenue. Steadily, the surrounding community also grew, with homes first sprouting in the 1940s. 

Then, some 53 years later, the still-thriving dairy operation inspired the neighborhood’s current nickname: The Milk District, known for its artsy hipness. In addition to an eclectic array of businesses, the area also boasts a variety of parks, including Lake Underhill and its nine acres of amenities. 

The Milk District is bordered by Crystal Lake Drive to the east, Mills Avenue to the west, Livingston Street to the north and S.R. 408 (the East-West Expressway) to the south. Where the Lees’ cows once grazed has become a thriving downtown neighborhood especially attractive to young professionals.  

 K. Hovnanian Homes’ infill development of Vdara will be a beneficiary of the district’s burgeoning popularity. The name is synonymous with the posh Vdara Hotel & Spa in Las Vegas — but this Vdara is more cozy than grand, with plenty of appeal for those seeking an address in Downtown Orlando. 

The community sits on East South Street, adjacent to S.R. 408, and a quarter of a mile from the South Street/Bumby
Avenue intersection. It encompasses nine single-family homes and 31 townhomes in a complex called The Westerly. All homes sport the kind of stylish architectural detailing and level of quality that you’d expect from K. Hovnanian Homes.  

Vdara’s few private streets are paved, and a single-family home model is under construction and scheduled for completion by late summer.  A model townhome is expected to open before the end of the year.  

The single-family homes are priced from $991,990; the townhomes are priced from $652,990. In the nine single-family homes, buyers may choose from among three distinct looks: loft, farmhouse or classic. The homes will range from three to four bedrooms and three to 3.5 bathrooms.  

K. Hovnanian has its own history story that began in 1959, when Kevork S. Hovnanian emigrated and created a homebuilding company with his three brothers out of a trailer in Toms River, New Jersey. 

By 2001, the company had begun trading on the New York Stock Exchange. Now, with Vdara, it can be said that the builder is helping to nurture another legacy: that of the Milk District.
