File The Oaks at Kelly Park under “great expectations.” Set amidst a picturesque landscape of rolling hills and varied streetscapes in Apopka, The Oaks at Kelly Park by Toll Brothers includes 124 single-family homes and features six all-new, one- and two-story floorplans ranging in size from approximately 1,900 to 3,100 square feet. 

The new home designs include the Ferncroft, Welsford, Brookton, Holden, Bridgton and Jessup models. Each contains options for coastal, craftsman and farmhouse exterior designs, and all have front porches, spacious living areas and well-appointed kitchens as well as two- and three-car garages. Prices start in the low $300s.

That’s a good start. To take a deeper dive, the two-story, 3,123-square-foot Ferncroft model, priced starting at $383,995, encompasses four bedrooms, three bathrooms and a three-car garage. The foyer opens to an impressive hallway, which draws guests into the main living areas: a great room, a dining room, a kitchen and customizable flex space. 

Upstairs, the master bedroom is highlighted by a coffered ceiling, two walk-in closets and a master bathroom with a dual vanity and a glass-enclosed shower. A loft, two guest bedrooms and a full bathroom complete the second floor.

The Jessup, priced at $321,995 and smaller with 1,917 square feet, epitomizes deluxe urban living. An inviting covered entry and welcoming foyer provide views of the dining room and great room with rear-patio access from the living room. 

The well-equipped kitchen is enhanced by a large center island with a breakfast bar, plenty of counter and cabinet space and a walk-in pantry. The master bedroom is complete with a large walk-in closet and a spa-like master bath with dual vanities, a luxe glass-enclosed shower and a private water closet. Secondary bedrooms feature roomy closets and a shared full hall bath. An additional highlight is the centrally located laundry room.

Not surprisingly, initial feedback in the form of strong homebuyer interest was demonstrated almost immediately. 

At press time, a grand opening event was scheduled for July 18-19, when prospective buyers could tour a Ferncroft farmhouse model and visit the sales center. Additionally, an assortment of quick-delivery homes will be available for move-in. 

This fall, construction on a private amenities center for residents will begin. Plans encompass a swimming pool and cabana, a tot lot and two parks with pedestrian paths, among other components.

That’s promise for the future.

As for location, there’s convenient access today, with S.R. 429 (Daniel Webster Western Beltway) extending nearly 23 miles from U.S. Highway 441 in Apopka south to Interstate 4 in Osceola County. The community is one mile east of the S.R. 429/West Kelly Park Road exit.

Nearby is Kelly Park, known for its free-flowing natural Rock Springs Run, which remains a consistent 68 degrees year-round. Also, nearby Wekiwa Springs State Park offers recreation such as hiking, biking and swimming in a natural spring. 

Meanwhile, the community isn’t far from the shops and restaurants of downtown Apopka. And the new 35-acre Apopka City Center beckons just a stone’s throw away.

The Oaks at Kelly Park has been delivering the sort of low-maintenance living that enables homeowners to explore the area’s lakes, springs and natural resources while also affording easy access to downtown Orlando, according to Brock Fanning, president of Toll Brothers Central Florida Division. 

Of course, Toll Brothers, a leading national builder of luxury homes, knows what it’s doing in Central Florida, where it has multiple communities: Parkview Place in Sanford, Lakeshore in Winter Garden and Royal Cypress Preserve in Southwest Orlando.
