BUILDERS BRING THEIR BEST TO CROSSWATER

Crosswater at Pablo Bay, located near the Intracoastal Waterway and just five miles from the Beaches, brings together four of the region’s most respected homebuilders to create an upscale community that’s close to everything — but feels far away from the hustle-bustle.

Developed by The Parc Group, master developer of Nocatee, Crosswater at Pablo Bay is two miles from J. Turner Butler Boulevard and is accessed via San Pablo Parkway through a grand entrance on Cross Water Boulevard. It’s just a mile-and-a-half from the world-renowned Mayo Clinic, five miles from shopping and dining at St. Johns Town Center and 15 miles from bustling downtown Jacksonville.

The builders are the ones you’ll typically find in Northeast Florida’s most desirable communities: CornerStone Homes (offering homes priced from $289,900 to $374,900); Mattamy Homes (from $297,990): Providence Homes (from $240,940); and David Weekley Homes (Classic Series homes from the $337s and Executive Series homes from $428,900 to $478,900).

Phase One was a quick sellout and Phase Two is expected to open this summer. Each of the participating builders are displaying the finest homes in their portfolios to keep attracting the kind of discerning buyers who flocked to the community when it opened last year.

Amenities at Crosswater at Pablo Bay, which is an all natural-gas community, will include a two-acre central park, a playground, a pool and cabana with a “spray-ground,” ponds and walking trails, a dog park and a posh residents’ club. Some amenities will be completed later this year.

In short, it’s an ideal combination of serenity and activity, designed to create a relaxing small-town atmosphere; promote sustainable and environmentally friendly living; and create a welcoming place for families to call home (Seabreeze Elementary, Kernan Middle School and Atlantic Coast High School are nearby).

At buildout, there’ll be just 288 homes, all on 60-foot homesites, many of which back up to wooded conservation areas or community ponds. There’ll be no CDD fees and HOA dues are estimated to be $780 per year. Strict architectural standards ensure a quality community and protect home values.
