WHAT'S NEW AT FISHHAWK RANCH
Seven builders have been chosen for FishHawk Ranch's new Tern Wood neighborhood in East Tampa" target="_blank">Hillsborough County: Inland Homes, Sabal Homes, David Weekley Homes, Arthur Rutenberg Homes, Nohl Crest Homes, Hyde Park Builders and Homes by John C. Fowke. Many of the 146 homesites in Tern Wood are heavily wooded or border wetlands and other conservation areas. Homes, including lots, start in the $650s. . Meanwhile, business is brisk in FishHawk's Garden District, a neotraditional community built around a town center, where David Weekly Homes has debuted a new model home. The 2,969-square-foot, two-story charmer, with four bedrooms, three-and-a-half baths and a rear-entry garage, starts in the $430s. Weekley's Garden District homes range in size from 2,286 to 3,165 square feet and start in the $350s. .Cardel Homes has begun building luxury condominiums in the Garden District. Buyers may choose from three floorplans with two bedrooms, two baths and a two-car garage ranging in size from 992 to 1,418 square feet. Optional third bedrooms are available and prices will start in the $250s. .The Palmetto Club, a new reception hall in the Garden District, is now complete. The 5,200-sqaure-foot building encompasses a ballroom, a banquet hall that seats 360, a reception area, a catering kitchen, an outdoor garden and a covered verandah. ... FishHawk Ranch has won national and statewide environmental awards for saving and protecting trees during development. Recently, it was honored with an Award of Excellence in Environmental Projects from the county planning commission and a grand award from the National Arbor Day Foundation as the nation's top master-planned community.

The $4 million clubhouse at The Champion's Club in Tampa" target="_blank">Pasco County's Trinity community is nearing completion. The facility features a state-of-the-art workout area, a heated pool, an outdoor entertainment pavilion and a tennis complex. More than half of Champion's Club's 368 homesites will overlook the 18-hole championship golf course at Fox Hollow Golf Club, while others will overlook nearly 45 acres of lakes or heavily wooded conservation areas. Champion's Club encompasses seven Mediterranean-themed villages, where home prices range from the $400s to more than $2 million. Builders include: Bayfair, Campagna Homes, Costanza Homes, Greene Builders M/I Homes, Nohl Crest Homes, Arthur Rutenberg Homes and Samuelsen Builders.
URBAN OLDSMAR LIVING
Sales of town homes at Oldsmar Galleria, the first phase of Oldsmar's $100 million downtown redevelopment venture, have begun. The two-bedroom, two-bath units, ranging in size from 1,000 to 2,000 square feet, will be located above shops, offices and restaurants. Prices start in the $200s. Construction is scheduled to begin this fall with occupancy a year later. The Galleria, at the southwest corner of St. Petersburg Drive and State Street, is part of Olds Square, a five-acre, mixed use project in downtown Oldsmar.
NEW EAST HILLSBOROUGH COMMUNITY
Taylor Woodrow is developing a 400-home community called Channing Park in the East Hillsborough community of Lithia. Home prices in the 160-acre community, located off of Lithia-Pinecrest Road, will start in the high $200s. Homes will be built on 50-, 60- and 70-foot-wide home sites. Sales are expected to start next year.
CONDOS NEAR INTERNATIONAL PLAZA
Phillips Development & Realty is starting sales of 400 condominium units at Le Jardin at International Drive. The four-story project, located near International Plaza, will offer 14 different floorplans, including five loft plans, ranging in size from 75 to 1,709 square feet.
