Time to Get Off the Fence
Maybe you thought about buying a new home in 2007, but chose to sit on the proverbial fence, waiting to see how the housing "correction" was going to play out.
Well, it’s playing out pretty much the way such corrections always do. As of November, as this issue of
Orlando Homebuyer went to press, housing starts in the metro area had dropped 47 percent versus the same month a year ago. But more important, unsold inventory had dropped as well.Builders are playing it smart. They’re putting new projects on hold and setting the stage for a rebound in 2008 that could be stronger than many are expecting.
And when the rebound comes, the buyer’s market will be over.
As of right now, the main priority builders have is working down inventory. And if that means offering discounts and cutting deals, then so be it.
That situation, combined with interest rates that remain near historic lows—and may go even lower—means that the time to buy is now.
No matter when you buy, of course, Central Florida housing is going to be a solid investment over the long haul. After all, Orlando is still one of the top relocation destinations in the country, and that isn’t going to change despite market fluctuations.

You may recall that in the November issue, we asked some of the region’s top architects and home designers to create a home for a hypothetical family and to submit renderings and floorplans.
Readers were fascinated with all the creative solutions, but the top three vote-getters were: Michael J. Sopoliga, MJS Custom Designs, for "The Dakotah;" Dan DeLong, Origins Residential Design for "1776 Via Palermo;" and Allen Beaumont, Beaumont Homes, for "Villa Pelago."
