HOME DYNAMICS: A SUNSHINE STATE SUCCESS


Florida-based homebuilders like to think they have competitive advantage. After all, they live and work here and intimately understand the unique Sunshine State lifestyle. That perceived advantage appears to have become a reality for Home Dynamics, based in Boca Raton but making a splash in Metro Orlando.

Home Dynamics, which is celebrating its 20th anniversary this year, was founded by David Schack, a homebuilding executive who dreamed of starting his own company. By 1999, the South Florida Business Journal had ranked Home Dynamics No. 1 on its annual list of the region’s fastest-growing businesses.

Today, Home Dynamics builds about 300 homes a year and has communities throughout the state. “We see it as a reflection of what we do,” says Schack. “It’s our site selection, prices, product line and value.” 

The company had several major success stories in Central Florida, the most recent of which was Oviedo Forest in Seminole County, which may be sold out by the time this issue of Florida Homebuyer Orlando appears.  

Now the company is attracting similar buyer interest with its signature community, Sawgrass Bay, which is just 25 miles west of Orlando nestled among the rolling hills of Lake County. Residents enjoy fishing and boating on the Clermont Chain of Lakes, considered to be one of the most pristine waterways in the state. There are additional recreational opportunities at nearby Lake Louisa State Park.

Sawgrass Bay, where homes are priced from the $200s, boasts an on-site elementary school and plenty of wide open space as well as easy access to Metro Orlando and the east- and west-coast beaches. An array of golf courses are just a short distance away.

That means most buyers find little need to spend extra money on upgrades. Plus, Home Dynamics is unusual in that its offerings range from affordable homes aimed at first-time buyers to custom estates catering to the luxury market.
