SIX DECADES OF DREAMS
The Home Builders Association of Metro Orlando, now known as the Greater Orlando Builders Association, held its first Parade of Homes in 1953. That modest handful of adjacent abodes, with their flat roofs, open carports and jalousie windows, were considered state of the art.
Housing was booming. The number of starts nationwide had spiked 40 percent between 1953 and 1954, as easy credit and low prices — a nice but unostentatious home could be bought for $15,000 with a few hundred dollars down — had everyone scrambling to own a piece of the American dream.
Those first Parade of Homes entries, all of which are today still standing and still occupied on Hampton Street near downtown Orlando, would cost about $200,000 or more today. They were solid homes and solid investments.
But those young families who moved in 61 years ago could hardly have imagined what would be in store at the parades that their children and grandchildren would attend.
Take the 2014 Parade of Homes, for example. The region’s biggest new-home event is slated April 26-27 (all homes, including remodeled entries) and May 3-4 (new homes only) throughout Orange, Seminole and Osceola counties. Homes range in price from the mid-$100s to seven figures, with most falling somewhere comfortably in-between.
In addition to seeing fully decorated model homes with all the bells and whistles, you’ll also be able to see how skilled remodelers have been able to transform older homes. At more than 90 entries, the 2014 Parade of Homes isn’t the largest ever presented, but it does display an extraordinary range of styles.
Most importantly, the event sends an unmistakable message: Following a painfully prolonged economic downturn, new-home building is back in a big way. Fence-sitters, recognizing that the period during which home values declined was an anomaly, are crowding model centers and filling new neighborhoods.
Did the hyper-cautious miss the most favorable time in several generations to buy a new home? Probably, but just barely. Right now there are still incredible bargains to be had, especially when compared to the overheated market in the mid-2000s.
If you haven’t home-shopped in several years, you’ll find that the so-called “new normal” means you’ll get considerably more bang for your buck than you would have in 2005 or 2006. And building technology has advance so rapidly that today’s homes are more energy-efficient and hassle-free than they were back in the boom. Costly high-tech options then are standard features now.
Best of all, mortgage interest rates remain near record lows. It isn’t as easy to qualify now, but if you have good credit and the debt-to-income ratios are right, you’ll have no problem getting a mortgage loan.
Of course, plenty of people who tour the homes on display aren’t in the market to buy. But they know that builders and interior designers use this high-profile event to show off the latest construction techniques, home products and design trends.
In other words, it’s a great opportunity to swipe ideas, which is why you’ll see plenty of visitors taking notes and snapping digital photos.
