Two new neighborhoods have debuted in Nocatee, a huge master-planned community taking shape along the Intracoastal Waterway. Tidewater, by Pulte Homes, will offer 160 condominium units priced from the $190s to the $250s; and Willowcove, by Centex Homes and Lennar, will offer 343 single-family homes priced from the $360s to the $500s as well as 100 townhomes. Townhome prices have not been set.
Laterra Links, a new coach-home community at World Golf Village, now has two models, The Pinehurst and The Pebble Beach, available for viewing. A coach home is a private, two-story structure that encompasses four end-unit homes, two upstairs and two downstairs. Each home has a private entrance and a two-car garage. Prices range from $495,000 to $660,000. Laterra Links is being developed by Bateman & Martin Developments.
Ryland Homes is introducing HouseWorks High-Performance Homes in three local communities, including two in St. Johns County and one in Jacksonville" target="_blank">Clay County. HouseWorks High-Performance Homes have earned Five-Star ratings from the Environmental Protection Agency for energy efficiency, environmental friendliness and indoor air quality. The St. Johns County communities offering HouseWorks High-Performance Homes are Durbin Crossing and Sevilla while the Jacksonville" target="_blank">Clay County community is Rolling Hills in Lake Asbury.
Mercedes Homes is selling Mediterranean-style homes built with storm-resistant features at the Coronado community in St. Augustine. The company developed techniques used in construction of the homes through a partnership with the University of Florida and the HUD Partnership for Advancing Technology in Housing. The homes, with cast-in-place concrete walls, can withstand 200-mile-per-hour winds. A model, the 3,958-square-foot Heathrow Palm, is open for viewing, while nine other designs are available from which to choose.
Brylen Homes has opened Payasada Estates, a boutique community of 60 homesites. One home, the 4,319-square-foot Belmont, is available for immediate move-in. The community, which has 20 designs from which to choose, boasts parks, lakes and a location just minutes from Ponte Vedra Beach. ...Brylen has also debuted a model, the 2,980-square-foot, coastal-style Waterford II, at Istoria in St. Augustine.
ICI Homes has debuted The Versailles, the first of four elegantly furnished models in Bella Terra, the newest neighborhood in the master-planned community of Palencia in St. Johns County. Preconstruction pricing is available until July 31, with savings of up to $50,000 on some homes. Bella Terra is within walking distance of tennis courts, pools, a? fitness center, a clubhouse, a? practice driving range and other world-class amenities. The ICI homes are EnergyStar-rated, meaning they exceed federal and state standards for energy efficiency.
DUVAL County
New residents at Water’s Edge Oceanfront Condominium in Jacksonville Beach are getting more than sun, sand and surf. Trident Realty Corp., through a partnership with The Gate Governors Club, is offering buyers an opportunity for exclusive memberships to some of the area’s most prestigious private clubs, including Epping Forest Yacht Club, The Lodge & Club at Ponte Vedra and The River Club in downtown Jacksonville.? The company is also offering memberships to Deerwood Country Club and $25,000 sales incentives. These offers are only for a limited time, according to Trident executives.
The Pineapple Corporation has just six move-in-ready courtyard homes available at Palermo, a gated, European-style community. These luxurious, semi-custom homes are priced from $596,900, and buyers will receive a full golf membership at Glen Kernan Golf and Country Club. Once complete, Palermo will encompass 133 courtyard homes in a European village-style setting. Community amenities include a swimming pool, a lanai and exercise facilities.
Trident Realty Corp. has unveiled 11 new floorplans at The Waverly at Deerwood Commons, a luxury condominium community on the Southside. The units range in size from 1,200 to more than 4,000 square feet. The Waverly at Deerwood Commons will boast European-style courtyards containing formal English gardens, fountains and landscaped lake views. Community amenities include a swimming pool, a fitness center and a club and lounge. Prices start in the $400s.
Drees Homes has opened a new model at Oakbrook, a Northside community noted for its assortment of ponds and nature preserves. The model is the 2,504-square-foot St. John. Drees Homes is offering four other designs in Oakbrook, all priced from the $200s.
Mattamy Homes has opened an expanded Design Studio on the Southside. The 2,700-square-foot facility allows buyers to view an array of finishing options, from cabinetry to flooring to lighting.
NASSAU County
Palm Row, a new neighborhood debuting in Amelia Park, features a collection of just 13 casual cottages built by New South Builders, Brylen Homes and Donald Roberts Jr. The charming, Low Country-style homes are priced from the $400s. Amelia Park is a Traditional Neighborhood Development on Amelia Island near historic Fernandina Beach.
CLAY County
Morrison Homes has announced plans to develop Kindlewood, a Traditional Neighborhood Develop-ment adjacent to popular OakLeaf Plantation. The community will encompass more than 350 neotraditional homes, both single-family and multifamily, as well as community amenities such as sports fields and swimming pools. The first phase will offer single-family homes priced from the $200s.
CAMDEN County
LandMar has unveiled what the company calls “the crowning jewel” of its Winding River community, The Savannah Club. The facility is the first in the region to offer a heated junior Olympic-sized swimming pool along with a beach entry and a fitness center outfitted with the latest exercise equipment. The Savannah Club also boasts an elegant gathering room with a fireplace, game tables and a kitchen. A LandMar Lifestyle Director will be on site to plan and coordinate resident recreational programs, social events and other activities.
