NASSAU County
Brylen Homes has begun Amelia Park Courtyard Villas, a condominium project located just steps from Amelia Park’s town center and square. Units are priced from the mid-$300s and include two-bedroom, two-bathroom and three-bedroom, two-bathroom floorplans. Several units are available for immediate occupany.


DUVAL County
Orange Park-based Omega Design/Build Group has debuted Leslie’s Hideaway, a 70-unit townhome community on Jacksonville’s Northside just minutes from Jacksonville International Airport. Prices start at $169,900, and first-time buyers may receive down-payment assistance through preferred lenders SunTrust and Chase Home Mortgage. All units feature attached garages and gourmet kitchens with oak cabinets. Floridian Lifestyles Realty is the on-site sales representative for Leslie’s Hideaway.

Trident Realty Corp has selected Prudential Network Realty as its exclusive sales and marketing agent for The Waverly at Deerwood Commons, the company’s latest luxury condominium development located in Jacksonville’s Southside. The Waverly will be situated on 12 acres near Southside Boulevard and Gate Parkway. There are seven spacious floorplans from which to choose, ranging in size from 1,200 to 4,500 square feet and ranging in price from the $400s to more than $1 million. Reservations are now being accepted.

Mattamy Homes is offering luxurious new models at Worthington Park, an upscale gated neighborhood in northern St. Johns County. Completed homes are priced from the $530s and range in size from 2,800 to nearly 4,000 square feet. Preconstruction prices start in the $450s.

Morrison Homes has announced a promotion called “Rock Bottom Pricing.” The company is offering reduced pricing on single-family homes in Amelia National, Bartram Springs, North Hampton, St. Johns Golf & Country Club and St. Johns Forest and on townhomes in Briar Oaks at OakLeaf Plantation and Lakeside.?

Miami’s Dayco is entering the Southside market with Toscana, a multimillion-dollar luxury condominium community at St. Johns Town Center. Construction will begin this spring. Dayco has partnered with The Devlin Group of Jacksonville to build the 130-unit, two-tower project. A resort-style pool and cabana as well as an elegant clubhouse are among the planned amenities.

D.R. Horton has opened six models at its new condominium community, Heron’s Landing, located just west of the Intracoastal Waterway. Prices in Heron’s Landing range from the mid-$150s.


FLAGLER County

Jim Furyk, the 2003 U.S. Open champion, will design an 18-hole golf course at Sawmill Creek, a 1,000-acre, master-planned community slated for Palm Coast. The project, developed by Lowe Destination Development, will encompass 1,406 homes as well as retail and office space, a school and a community park. The first phase, including the course and clubhouse, is expected to get under way by mid-year.

Construction has been completed on a posh beach club that will serve residents of Tuscany and Arezzo, two condominium developments at Hammock Dunes, a 997-acre beachfront community developed by WCI Communities. The facility features a sauna/seam room, a resort-style swimming pool, a jetted spa, a covered entertainment pavilion and a cabana with a bar and grille and a fire pit. Beach access is available via a dune walkover. Prices in Hammock Dunes range from the upper $700s to more than $3.5 million.


St. Johns County

Toll Brothers recently held a grand opening event for its newest condominium community, Portofino at the Villages of Tuscany . The community will feature 140 units in 10 buildings. There are four floorplans from which to choose ranging in size from 1,800 to 2,800 square feet and priced from the $300s.

Aberdeen, a new master-planed community in northwest St. Johns County, is under way. The project will encompass a public school, neighborhood parks, conservation areas, lakes and a village center as well as amenities such as a swimming pool, a health and fitness center and a clubhouse. There are 2,018 homes planned for Aberdeen, with condominiums priced from the $150s and single-family homes priced from the $220s. So far, D.R. Horton Homes and Watson Custom Home Builders have announced plans to build in the community.

St. Johns Forest, developed by? Taylor Woodrow, has finished sales in Phase One and is now moving into Phase Two of the master-planned community. St. Johns Forest, which won the National Association of Home Builders’ 2006 Best in American Living Award for its distinctive amenities, features luxury homes by Morrison Homes, David Weekley Homes, ICI Homes and Toll Brothers. There are five professionally decorated models available for viewing and some homes available for immediate move-in. Prices range from the $320s to more than $1 million.


CLAY County

Ryland Homes will soon break ground on Pine Ridge, a community of 691 single-family homes off Brannan Field Road and Old Jennings Road in Jacksonville" target="_blank">Clay County. When pre-sales begin in June, homes will be priced from the low $200s. Among the planned amenities is a community center.

Villas Continental & Yacht Club is offering boaters a limited opportunity to make a place for themselves?—or their boats alone—at its Orange Park location. More than 66 marina slips ranging in size from 35 to 45 feet, are now available at the community. The slips alone are priced at $120,000, but they can also be purchased as part of a package with a condominium unit.


CAMDEN County

David Weekley Homes has debuted its new Hillsborough model at Winding River, a master-planned community bordered by the tidal marshes of Crooked River. The 3,381-square-foot home is priced from the $320s. The company has a dozen floorplans priced from the $260s in the community. Any purchase includes an associate golf initiation fee, valued at $10,000, to the private and recently renovated Osprey Cove Golf Club.
