Morrison Homes is completing several model homes in Chestnut Ridge Townhomes at OakLeaf Plantation. The gated neighborhood will feature 148 townhomes and offer residents full use of OakLeaf Plantation’s two amenity centers. Townhomes are priced from the $190s and there are eight floorplans from which to choose.
Ryland Homes has recently opened Pine Ridge, a new community of single-family homes located off Old Jennings Road near Blanding Boulevard. Three decorated models are now open. The company has also begun construction on a resort-style amenity center that will feature a swim park with slide, tennis courts, an outdoor amphitheater, a ball field, a dog park and walking trails. Prices in Pine Ridge start in the $200s.

DUVAL County
The Pineapple Corporation recently unveiled its Advantage Program to buyers at Palermo, a new European village-style community off Hodges Boulevard. The program includes a variety of loan, decorator and amenities packages. Pineapple Corporation is also nearing completion of Palermo’s amenities, which include a community pavilion and a recreational facility. Semi-custom courtyard homes in the community are priced from the $500s.
Centex Homes has opened a 1,200-square-foot Design Studio in Jacksonville. There buyers may choose from an array of interior options, including upgraded flooring, custom countertops, cabinet styles, window treatments, appliance upgrades and much more.
Atlantica Investment Group recently opened two new model homes within its exclusive Atlantica Condominium community in Atlantic Beach. The Egret and The Osprey, both 942 square feet, are two-bedroom, two-bathroom units priced from the mid-$100s. Buyer incentives are available for a limited time.
Flagler County
WCI Communities recently opened its Milano model at Casa Bella Carriage Homes in Hammock Dunes, a 997-acre golf and beachfront community in Palm Coast. The three-bedroom, two-and-a-half bathroom design features a screened lanai and an oversized veranda on the second floor. Casa Bella homes are priced starting in the $600s.
Lowe Enterprises Investors (LEI) has bought 698 acres of land in Palm Coast to develop a 1,469-home residential golf-course community called Sawmill Creek.? Plans also call for a neighborhood retail and office marketplace and a Jim Furyk-designed golf course. The golf course is expected to open for play in late 2008. Sawmill Creek is located within Palm Coast Park, a 4,700-acre, mixed-use project expected to encompass 3,600 homes and 3.2 million square feet of commercial space.
NASSAU County
ICI Homes has recently completed a 25,000-square-foot clubhouse at Amelia National Golf & Country Club. The facility will encompass a 104-seat restaurant, a resort-style swimming pool and a state-of-the-art fitness center. Within the community, ICI is building 749 single-family homes priced from the high $300s and 20 townhomes designed for fractional ownership. Other builders include American Homebuilders, David Weekley Homes and Morrison Homes.
Amelia Park Development recently began construction on the last phase of Amelia Park, a Traditional Neighborhood Development in Fernandina Beach. The final phase, dubbed the Coastal District, includes townhomes, cottages and single-family homes located within a five-minute walk of Amelia Park’s civic and recreational centers. Home prices start in the $400s with a limited number of homes in the $300s.
St. Johns County
Ryland Homes has bought 296 homesites in the Town of Nocatee, a 15,000-acre, master-planned community developed by the PARC Group. The company plans to build 296 single-family homes and townhomes priced from the high-$200s.
Mattamy Homes has opened its 2,457-square-foot St. Simon model home at Sevilla in World Commerce Center. In addition to the St. Simon, Mattamy is offering two other homes for immediate move-in at Sevilla, including The Charleston and The Carlyle. These homes are priced from the low $260s.
Buyers interested in energy efficiency are increasingly attracted to St. Johns Forest, a Taylor Woodrow community, because homes are equipped with natural gas. The St. Johns Forest builder team includes Morrison Homes, American Homebuilders, David Weekley Homes, The Vintage Group, ICI Homes, Toll Brothers and Kemick Homes. Home and homesite packages are priced from the $320s to more than $1 millon.
Palencia is preparing for its third annual Holiday Showhouse event, themed “All Through the House: Palencia’s Season of Giving.” More than two dozen professional artists, interior designers and decorators from the area will lavishly decorate the interiors and the exteriors of four ICI Homes European Collection models in the master-planned community’s Bella Terra neighborhood. The Holiday Showhomes will be open to the public Nov. 3 through Dec. 15. Viewing hours will be Monday through Saturday from 10 a.m. to 5 p.m., and Sunday from noon to 5 p.m. In lieu of an admission fee, you may bring unwrapped toys and non-perishable food items. Beneficiaries include Builders Care, Trinity Rescue Mission, St. Francis House and the Humane Society of Northeast Florida.
CAMDEN County
LandMar Group is offering incentives on homesites at Winding River, a new coastal community set around wooded nature preserves, marshes and the nearby Crooked River. For a limited time, homesites in this master-planned community are priced starting at $37,900. Home and homesite packages are priced from the mid-$200s. And, included with every Winding River purchase is an associate golf membership, valued at $10,000, to the private and recently renovated Osprey Cove Golf Club.
