CLAY County

Armco Builders, which has been building in Jacksonville" target="_blank">Clay County for two decades, has introduced its second phase at The Retreat in Middleburg. The homes, set among the community’s nature preserves, woodlands and lakes, are priced from the $190s and feature front and back wrap-around porches. A furnished model is available for viewing.

Ryland Homes has introduced a series of new designs at its Pine Ridge community. The three—and four-bedroom plans—The Bedford, The Copeland, The Danbury and The Emerson-are priced from $229,990 and incorporate such features as open living areas, covered lanais, fireplaces and new energy-efficient technologies.

Morrison Homes has broken ground on Kindlewood, Jacksonville" target="_blank">Clay County’s first Traditional Neighborhood Development (TND). The community will feature pedestrian-friendly streets for walking and biking, broad front porches for socializing and common green spaces for weekend neighborhood events. Model homes are under construction and should be open for viewing by January. Homes in the first phase are priced from the $190s.

DUVAL County

Jacksonville-based Retirement Corporation of America-Florida has received approval to transform Mandarin’s former Sunbeam Sanitary Landfill into the nine-hole Sunbeam Hill Golf Course. The approximately 225-acre site, designated as a brownfield, was originally acquired by the company in 2002. The Roy Case-designed course will be open to the public and will feature a driving range and a clubhouse with a golf pro shop and grill. There will also be an adjoining condominium community, Edgewater at Sunbeam, which will offer ranch-style units priced from the $190s.

Drees Homes has announced the opening of its 2,403-square-foot Arlington model in the Northside community of Waterbrook Falls. Priced from the $200s, homes in Waterbrook Falls will be located on quiet cul-de-sac streets among preservation areas and ponds.

Old San Jose on the River by McGarvey Residential Communities is taking shape, with the construction of the front entrance guard house and three unique coach houses. Coach houses will feature four single-level homes in two-story buildings set along a European-style, paver-lined street. Preconstruction prices start at $539,000.

FLAGLER County

Orlando-based ABD Development Company has begun presales of 96 homes in the first phase of Toscana in Palm Coast. The four- and five-bedroom homes, on half-acre sites, are priced from the $700s. Two model homes are under way and will be open for viewing early this year. The company plans to build a total of 200 homes in Toscana.

McGarvey Residential Com-munities has opened its first model home in the community of Beach Haven in Palm Coast. Inspired by Old Florida architecture, the model features a bedroom balcony, high ceilings, exposed rafters and large windows. Homesites in Beach Haven are priced from $190,000 and home/lot packages are priced from $499,900.

NASSAU County

Dallas-based Canterra Interests, developer of Oyster Bay Harbour, has collaborated with Selvig Tree Appraisal to conserve a large majority of the community’s 900 acres. The design of the community and the arrangement of its 94 homesites protects live arbors, tidal waters and pristine wetlands. Community amenities will include boat slips, a fitness center, a tennis center, nature trails, a pool and clubhouse.

Amelia Park Development has announced that there are cottage-style homes now available in the Palm Row enclave of Amelia Park. Named for two symmetrical rows of stately palm trees flanking a white shell pathway, Palm Row was inspired by the historic Palm Row in downtown St. Augustine. The 13 homes are priced from the $400s and are available with one-story, two-story or "story-and-a-half" designs.

ST. JOHNS?County

Ervin, Lovett and Miller has been named the architect, landscape architect and parks and recreation planner for the Nocatee Community Park, to be located within the Town Center Village in the master-planned community of Nocatee. A community center, water park, athletic fields and nature and jogging trails connecting Nocatee’s various neighborhoods are planned.

Gordon’s Castle has unveiled plans to build a 7,700-square-foot, Southern-style mansion at Palencia. The home, dubbed Seven Oaks, will be set on a tree-lined site overlooking a preservation area. Designed in the style of a coastal plantation, it will include energy-efficient features and custom finishes.

Equestrian-community Bartram Farms and the marketing team at Victoria Robbins Realty are turning a new horse barn, built by Amish company Horizon Structures of Pennsylvania, into the community’s new sales center. The 10-by-36-foot structure is built of pine board and batten. Bartram Farms, developed by the Alterra Group, offers two- to 10-acre parcels priced from $99,900. Along with hundreds of acres and equestrian amenities, the community boasts more than six miles of bridle trails.

D.R. Horton has been selected as a preferred builder in Murabella, a 740-home community being developed by The Wood Development Company. A model home is currently under way. The builder is offering 18 floorplans in the community with pricing starting in the $220s.

Corporation of America-Florida
is accepting reservations for its Villages of Seloy condominium community east of I-95 in St. Augustine. Buildings in the community will be arranged in a pinwheel design that will position each home as an end unit to maximize owner privacy. Prices start in the $220s.

CAMDEN County

A request from developer Lampadoshia, LLC has been approved by the Jacksonville" target="_blank">Camden County Commission to allow the Lampadoshia Planned Development to be built on 10,735 acres in northern Jacksonville" target="_blank">Camden County. Plans call for 14,750 housing units and more than 2 million square feet of mixed-use commercial space.
