What kind of year did you have in 2004?

A great year. We expect to have 410 sales and 350 closings, with our average sale around $430,000. We're bringing on new communities on a quarterly basis. Our diverse product line has been well received because we theme each new community to make it unique.

How do you anticipate the market will be in 2005?

All indications are that 2005 will be a very strong year again nationally and in the greater Jacksonville area. Interest rates are still low, which allows buyers to own larger homes with affordable payments. I expect the demand for new housing locally to remain solid for years to come because the children of baby boomers are in the market now, and because Florida is a great place to relocate. Plus, appreciation has been extremely strong, making a home the best investment you could make. But material and labor shortages caused by high demand continue to be a problem. Builders have to work very hard these days to stay on top of their business and to ensure that they have the resources to get the job done and done right.

What are the three most important things buyers look for when they visit a new home?

Number one is quality of construction and the builder's attention to detail and service.

Number two is design. Buyers want to be able to customize their homes with a large selection of options. People surf the Internet now, and are very well informed on what products are available. This flexibility is what makes a house a home.

Number three is location, location, location.

What is the most notable trend in new home design and construction you've noticed this past year?

Primarily, improved quality. People are too well informed to buy junk. Also, because of public demand, builders are designing more attractive elevations and adding more high-tech features.
