> Ambience and theme. Careful planning is key here. Does the community hold together thematically? If it’s being advertised as a Traditional Neighborhood Development (TND), does it meet the criteria? If it’s being advertised as “green” does it have the certifications to back that contention up?

> Reputation and stability. Times are tough and you have a right to ask if the builders and developers involved in the communities you’re considering are financially stable and able to carry their plans through to completion. Is there a track record of success?
