No doubt about it. It’s been a tough year for builders. Yet, the same problems that are giving builders fits are opening up new opportunities for buyers.

Just a few years ago you had to take a number to buy a home in some areas—and you were lucky if the price didn’t go up while you were waiting in line.

That was crazy—and unsustainable. But the factors that converged to burst the real-estate bubble have made new homes more affordable and more attainable for more people.

That’s why I look for a gradual increase in home sales during the coming months. True, foreclosures and short sales may fatten the numbers. But the important point to remember is that inventory will be reduced. That’s the first step toward recovery.

Plus, uncertainty regarding the presidential election is behind us and all the government intervention programs aimed at easing credit ought to be having an impact in the coming weeks and months.

Which brings me to this issue of Florida Homebuyer Jacksonville.

Every year, the editors, in consultation with local experts and industry-watchers, compile a “Where to Buy” list. We pick communities where we feel the value, amenities, location and overall appeal indicate a solid investment.
