Affordability's Big Comeback
Two years ago, when we were writing stories on affordable housing, we were struggling to find anything priced under $200,000—or even $250,000—to tell you about.
Now builders are offering beautiful homes—single-family and multifamily—at prices well below $200,000. Once again, it’s possible to get a mortgage payment lower than a rent payment.
But at the same time, lending institutions have tightened their standards. So if you believe what you read in the paper and see on the news, you might think that even though homes are more affordable now, you might not qualify for a loan if you have less than perfect credit.
So we thought it was time to revisit the topic of affordable housing. You can read the special report inside this issue for all the details, but the upshot is this: There are more opportunities for entry-level buyers and there are plenty of loan options available even if your credit isn’t pristine.
Undoubtedly, if you’re in the market for your first home—or perhaps you’re downsizing—then it’s a great time to buy.
Also in this issue is the second issue of
REMODEL Jacksonville, a special magazine-within-a-magazine published in cooperation with the Remodelers Council of the Northeast Florida Builders Association. In this issue, we look at amazing additions and offer tips on selecting a qualified contractor. In addition, we introduce you to the team behind the Town of Nocatee, one of the most intriguing new developments in Northeast Florida. Located in Ponte Vedra, Nocatee is shaping up to be a textbook example of a quality master-planned community, with a variety of housing styles and price ranges, commercial and retail centers and enough amenities that residents will feel like they’re on vacation all year long.
Inside you’ll also find a list of Parade of Homes winners as well as our usual sweeping neighborhood roundup, public- and private-school directories and the most comprehensive community listings to be found in print.
Much of the same content can be found on our newly redesigned Web site, www.florida-homebuyer.com. If you haven’t checked it out lately, I invite you to do so. Our exclusive community database is user-friendly and searchable using an array of criteria.
